Home Inspection
An average home inspection turns up anywhere between 15 – 20 items that need immediate repair. In a traditional transaction, the buyers would renegotiate the agreement for a lower price. In a regular transaction, this is what typically happens.
- The Buyer’s agent will request a licensed contractor to make any repairs.
- At this point, Buyers could choose to back out of the deal, sending you back at square one.
- The Buyers will ask for a price reduction ( usually $5,000 +) as a credit to make the repairs.
With our Certified Pre Owned Home Program, our Sellers spend on average $300 -$500 to fix any issues upfront.
Buyer love this program because they don’t have to spend the money to do an independent inspection and then pay for the repairs.
By knowing about the issues upfront, when the home is listed, it prevents a lot of potential problems for both Sellers and Buyers.
Certified Appraisal
Getting an Appraisal done upfront will provide you with a birds eye view on how the banks will view your home when it comes time to approve a buyer.
Banks use different systems and methods when they value a property and when you know what value they place on your property it provides a different sort of safety net for both Sellers and Buyers.
From a Sellers perspective, an appraisal will justify and protect the sale price.
From a Buyers perspective, it’s comforting to know that they’re not paying too much and will be approved by their Lender.
Home Warranty
The Home Warranty offered is a one year plan that will transfer to the buyers at the point of sale.
This Warranty covers for the repair or replacement of many of your homes system components, and appliances that can break down.
The best thing about this plan is that it can be transferred to the Buyer at closing, so you as the seller are protected while your home is on the market, and the Buyer is protected for the home after they purchase.
Our Warranty is a Universal Safety net for both Sellers and Buyers, everyone gets peace of mind.
